  1. Market Analysis and Projections: We conduct a market analysis for each of our properties. Through comparables and other research we adjust the rent to maximize profitability.
  2. Tenant Screening: All potential tenants must complete an application. A credit report is completed for each applicant. Phone interviews are conducted with previous landlords. Criminal background is also checked for each applicant.
  3. Credit Reports: We can access credit reports 24 hours a day, 7 days a week.
  4. Payment of Expenses: At no additional charge, we will gladly pay any or all property related expenses including the owner's mortgage.
  5. Computerized Accounting: All accounting is done with updated software.
  6. Monthly Accounting Statements: Each month an owner statement is available to be printed and mailed.
  7. 24 Hour Maintenance Services: All of our repairs are billed at the going rate per hour for that field of expertise.
  8. Detailed property inspections and Follow-up: All units are thoroughly inspected and the proper steps are taken with respect to deposit return statements, unit repairs, and re-rentals.
  9. Available 24 hours a day, seven days a week: We offer an after hours emergency number so that tenants may contact us no matter what time of the day or night in the event of a maintenance emergency.
  10. Enforcement of Lease Covenants: Periodic drive-by inspections are completed for each property at a minimum of once per month. If evidence suggests damages or neglect, notice to inspect the premises is given. If minor infractions are found, the tenants are served with a warning notice. Follow ups are conducted for each incident.
  11. Rent Collection: We collect rents on a monthly basis. Any tenant that fails to pay their rent by the due date is served with a Late Notice. Any tenant that fails to pay within 48 hours of receiving a late payment is served with a 7 Day Eviction.
  12. Consulting: We can assist potential owners in finding properties that have good cash flow. We can also make suggestions of low cost improvements to the dwelling that will increase rents as well as value.
  13. Showings: A TPM representative shows properties to prospective owners, tenants, realtors, appraisers, and any other person needing to inspect the property.
  14. Handle all Complaints: All complaints, issues, and problems will be handled by TPM agents.
